Orkin - Ant issue for about 2 years now

Howdy Everyone, I'm posting on here hoping to get some help.
Background: My wife and I bought this home about 3 years ago with signs of potential termite treatment( burrowed holes 1ft apart the whole house). We live in a plant hardiness zone 10a? I googled it. We didn't see it as an issue since there was no sign of existent pests or insects. The house was left abandoned for several years though with overgrown grass. The neighbors would take turns cutting the grass since it's a community and thus house was not being kept up.
Anyways, we buy it and within a year, we see small ants crawling around the house. We didn't see it as a problem since there weren't that many and it's honestly quote normal to just see a couple of an wondering around. A year later, around spring season, in a couple walls from a room, we see a discharge of trash come out of the bottom from between the walls. It had dirt, dead ants and wings seems to be carpenter ants. Immediately we call a couple of exterminators and they both concluded it was carpenter ants. Ok fine, we went with orkin services which sold us a contract to treat inside and outside.
A year goes by and we are still sewing these ants crawling up the house from outside and the discharge every now and then. After constant contacts with Orkin and them coming to
treat them we didn't see any progress with them. We decided to not renew our contract. We called and they insisted on sending out a tech to check out the issue. The guy gave me a rundown that it is definelty a carpenter ant and that they need to treat specifically for that..which I though that's what they had been doing. Apparently he said that we had just been getting the common pest control plan. WHAT?!?! The issue is not common pest but a pest specifically!! I got mad, they tried to sell me more services and then a perimeter cleanse and what not. He kept insisiting on selling me the 10k services. Kicked him out the house respectfully and blocked
their number.
Present: Which leads me to now. I'm now trying to treat the ants myself and bought these terro ant bait stakes, terro liquid ant baits for indoor, and the Terro ant killer shaker bag I've had these for about 3 weeks now and the ant seem to be eating it but there are still so many ants coming into the home. I see them going into the stakes and piling it up with dirt as if they were closing these baits off. Smart Mfkrs lol
Anvone have anv more ideas on what I could do? I also tried plugging up the holes but they just creat new ones lol
American Family Insurance - Homeowner's insurance options for rebuilding back much smaller in case of a total loss
First time posting on this sub, and this topic is difficult to search, so sorry in advance if it is redundant. Tried posting a similar thing on greenbuildingadvisor, but they're not much focused on insurance, though did get some good feedback. I just got the latest in a series of substantial increases in our homeowner's insurance premium from AmFam, this time a 42% raise. No claims, ever, and we don't live in a state with hurricanes/fires.
This is not me whinging about yearly increases (though it's certainly not my favorite email this week). Our case is somewhat different in that if we were to have a total loss, we would build back much smaller than the current size of our home. So what we would actually need is around 50% less than calculated by AmFam. But AmFam won't give us a quote that represents that goal, they will just go based on their algorithmic calculation of building back as is, 100%.
I know we need to maintain at least as much coverage as our outstanding mortgage balance, which right now is about 40% of AmFam's calculated 100% replacement value. So that is our floor, but we would probably be looking at 50% as the level we would want.
It has been a challenge to find insurers willing to create policies that insure for less than their calculated as-is replacement cost. One option I found was American Modern, but I got distracted after talking to their agent 6 months ago, and I have read some terrible reviews for them. The recent AmFam increase caused me to be undistracted again.
So my question: Does anyone have recommendations for processes or companies that will help achieve my goal of getting a policy with a 50% replacement cost?
As an aside: if efficiency and sufficiency are sometimes goals with building (obviously not for everyone), it seems like it should be more straight forward to build back smaller in the case of a total loss, but the insurance part of that equation is really geared toward as big or bigger.
Allstate - Allstate is asking for proof of roof age when filing a hail damage claim.
I bought my house in 2019 from my father. He says he had the roof replaced in the last 10 years or so but doesn't have any documentation of it.
When I started my policy with Allstate they sent an inspector out to inspect my house and issued my Policy.
Last month, we had a bad hail storm that damaged my roof. When I tried to file a claim for it they are asking for proof of age roof, which I don't have. Shouldn't this have been asked for back in 2019 when I originally got the policy?
Do I have any recourse in this situation? TIA!
Homesite Insurance - Homesite Insurance
I bought my condo five years ago and have Homesite Insurance (according to my recent research, this is not good…).
I just filed a claim with them about what my plumber suspects is a faulty toilet wax ring which has caused water damage in the condo unit below mine. Chances are my bathroom will be out of commission for a bit. My question is this: has any one had at least a neutral experience with Homesite? Any tips on how to make sure they do what they’re supposed to? I’m doing my part by brushing up on my insurance policy. Any advice on how to avoid delays is greatly appreciated! I guess I’m just looking for a little hope, lol. Thank you!
PSEG - Electrican won't answer my text or Calls
Hi guys, new home owner here, and I'm currently in a dilemma.
So I bought my house a couple months ago and I had a Tesla Charger installed by an electrican that my dad found out about from a friend. After the work was done, I applied for a rebate from PSEG for the EV Charger that they're offering and I got an email from them saying I need to provide a proof of payment to the electrican.
So here's the thing, all I have is an invoice, I payed with cash once the work was completed. I sent PSEG the invoice and told them I payed with cash, they replied saying that is fine, I would just need a paid invoice saying I paid with cash from the electrican.
I sent the electrican multiple texts, on different days, even called him multiple times but no answer. I'm not really sure what to do at this point. I know he's certified, I have his electrical license which also has his address.....Intrusive thoughts are telling me to show up to his house

Don’t trust this company! We had our mortgage insurance one year from 2170 to the following year 4340! Double! Well our dwelling went from 356,000 to 375,000.
Newrez - Sent Check for Mortgage payment on the 4th, still havent seen it post.
I sent the check for mortgage payment to Newrez on April 4th with USPS. still havent seen the payment made on the account
Should I be concerned that in the case they proc.ess the check later, that they wont apply it to principle or could be taken as payment for next months bill?
Renewal by Andersen - Cut bait or stay with Renewal by Andersen?
We bought replacememt windows: 4 sash, and 2 casement. The four sash windows leak air. The sale rep who sold the whole package to us knew how bad the wind was on our farm (we told him) but sold us these sash windows anyway. Five "adjustment" visits later, now one of them is leaking rain too. RBA came out and has offered to replace all the sash windows with casements (the two have performed well). Do I dare stay with them or should I demand a refund? This company is weird. The installers and service people are wonderful--unfailingly professional and polite, but the marketing and sales are... liars and worse.
State Farm - Ohio roof damage
I live in Ohio and have State Farm for my homeowners policy. My roof was damaged by wind end of September 2024 and siding was torn off my house. I also have water damage inside my home. I had a contractor out and State Farm had their contractor out to assess damage. I have a $6k deductible and State Farm deemed it was repairable. Payout is $4k but I appealed because of the matching code in Ohio and I don’t agree the roofing repairs will match my current roof. In the meantime, another storm passed through and now shingles are flying off my house. I am 20 years in on a 30 year shingle. State Farm wants me to file a new claim, and a new $6k deductible. I believe they should have covered it from the beginning. Now what do I do?
ADT - Opinions on alarm systems
I feel like the obvious is “absolutely have one.” But friends and family make it feel like a total scam because they’ve had such negative experiences with every alarm company. What are your experiences with home security companies and do you feel like you got what you paid for in regards to home security?
(For reference, growing up my parents always had ADT and had such a terrible experience that my dad ripped the monitor out of the wall and told the customer service rep some vulgar things about what he’d rather experience than do business with ADT again).
For home security of course I’ll pay the extra price, just want to make sure it’s actually worth it and that they come through for you in the event of emergency.
