USDA - USDA Frustration (selling home)
My husband and I are currently in the process of selling our home. The new owners are using a USDA loan. The first 4 weeks of the closing process were a breeze. Our home passed appraisal and we were told the buyers got their loan approval.
The issues started last Thursday. We were supposed to close this past Friday, however I received a phone call from our realtor explaining that the buyers had not been notified that the needed to submit a copy of their W2. They had to go out on a Thursday night to H&R Block to get this final copy. Everything was submitted to USDA on Friday and we were told by the Title office that we were going to close today.
It is now Tuesday and after a stressful weekend, we thought we were going to close today. I received an email from our realtor stating that the USDA system is down and we are having to extend closing once again , but this time they are not setting a date because it is unknown when that system will be back up and running. The title office claims that as soon as we get the approval, we will close but I am starting to get VERY frustrated that we are being lied to.
Has anything like this happened to anyone??
Allstate - AllState Approving Only Partial Roof Claim Because of Past Damage That was Fixed
Recently a storm blew through and did a ton of damage in the neighborhood. Adjustor came out and declared the roof a total loss, however all said they were exploring possible negligence. Couple weeks later they declared that the could only pay for half the roof because they had pictures of roof damage 2 years ago (damage was just a dozen or so 3 tab shingles that had torn off, nothing major, which was since repaired). The next day they just deposited the money in my bank account, however I haven't signed or agreed to anything.
Is it possible or worthwhile to fight this? Unfortunately I don't have a paper trail of the roof repair because a friend of mine fixed it to return a favor.
I spoke with a roofing company with good reviews on Google who said they will fight it for us. That a good idea? Also reaching out to my friend to see if he has any companies he recommends.
homeowners insurance company - T-Lock shingles
My homeowners insurance company called me and told me I need to replace my roof and get rid of the t-lock shingles or they will drop me. Is it right for them to do that? The roof is in good condition doesn’t leak or anything. They are basically forcing me to get a good roof redone. Is there something I can do to have them help pay to where I’m not replacing on my own?
State Farm - State Farm denying homeowners insurance
Is anyone else having trouble getting State Farm to insure your house for homeowners insurance? I have a fixer upper house with a pool and we fixed the gates and cleaned up around the pool area but the pool hasn't been used in years. Tried multiple times to get homeowners insurance but keep denying.
Freedom Mortgage - Freedom Mortgage holding money hostage
So a few years ago Freedom Mortgage bought my Mortgage from Veterans United. I qualified for a VA rate adjustment at some point down the road and they were very helpful to set up a payment system where I am paying money every two weeks shaving years off the amortization schedule. The problem arose when we had water damage to my house during a storm. After getting the insurance figured out, there was mold involved which made things tricky, I had a large check which was going to be used to pay the final contractors to put the house back together.
The check was sent to me, I signed it and sent it to Freedom because it was large enough to require the involvement of the mortgage company. The problem arose when they kept moving the goalposts and demanding more paperwork, more inspections, and more reports. After nearly two months of providing them with everything they finally cut a check, for less than the originally cited amount. I was told the amount was less because they withheld money which had already been paid. They said if I wanted more money I could either give them an itemized list, down to the nails, of every penny I am asking for or get an inspection at my expense to confirm the work hasn't started.
Freedom is holding my money hostage and making every step of this process impossible. I cannot stress enough to get as far away from this company as possible. The only reason I am still with them is my 2.25% APR. The scariest part is their inability to tell me what they are going to do with the extra money once we are done.
Terminix - Terminix screwed me on an exclusion
This company charged me $1800 for a full exclusion and didn't follow through on the work. They said they would hold my card on file then charged it without asking. The work was not completed and I cannot get a call back from Terminix despite multiple tries and paying for a year of full service. I am disputing the charge and I hope nobody else gets tricked into trusting them.
State Farm - Storm damage company, shady or legitimate?
House that was built in 1989 has water stains on all the 2nd story ceilings which are getting worse every time it rains. The roof is visibly messed up, losing shingles. Siding and gutters have never been replaced. Visible hail damage, plus the vents on top of the roof have dents all in them.
I live with my senior mother whose coworker has a son who works for a roofing/restoration company. The guy came out, inspected our house and took over a hundred pictures. Said we need a new roof, siding and gutters. We put in a claim with State Farm homeowners insurance, he said to put we have damage from June of 2024. Even though we've had more storms and tornados since that date.
State farm then sent an inspector woman who barely looked at anything, the company this door to door storm chaser guy works for was there. They didn't seem to show her much of anything. The inspector was here less than a half hour and I didn't answer the doorbell. The company who would be paid for replacing things nailed a tarp on to a small part of our roof without asking or informing us.
The inspector determined only 2 shingles need repairing! Nothing else. She also emailed my mother the decision, saying it was nice to meet her. My mother did not meet this woman and no one who lives here did.
Now the guy who inspected our house initially is saying we weren't denied and we have a roof that is no longer made. It's a 3 panel shingle roof and he claims those shingles are no longer produced. He's telling my mother to take State Farm's offer of fixing the 2 shingles. That they'll send them off for testing and once they find out these shingles are no longer made, insurance will cover a new roof. A simple Google search shows I can go buy 3 panel shingles at every home improvement store nearby.
Is this guy scamming my senior mother? Will State Farm actually replace the entire roof after testing shingles? I'm a single solo mom to a disabled child who has to live with my mother and I feel we're getting taken advantage of. She thinks we're not since she works with this guy's mom and she's easily taken advantage of.
Help please, any input would be highly appreciated!
Ryan Homes - Will home insurance cover deteriorating window frames?
Bought our townhome 3 years ago, had home inspection, etc. Home was built in 2011. Ryan Homes, should have known as they are known for being built terribly.
Fast forward to now, looks like the corners of most window frames (wooden part) are rotting away. Again, this house was built in 2011! I now see when we bought it, the owners must have had the defects covered up with caulk and paint etc.
Is this something home insurance would fix? I'm sure the building warranty is expired since it's been more than 10 years since it was built.
