Farmers - Insurance company leaves me with shortfall to remodel bathroom
I own a condo, which I reside in. The unit directly above me is a rental property.
So, a pipe was leaking from the unit above me. HOA says the upstairs unit is fully responsible for any costs incurred in repairing the pipe and restoring my bathroom due to the water damage it caused.
The breakdown in cost for my Master Bath is as follows:
\*Demolition: $2,879.00 (already completed)
\*Remodeling: $4,554.39
TOTAL COST: $7,433.39
The upstairs neighbor’s insurance company, Farmers, just paid me a total of $5,570.51 to cover all costs associated with the completed demolition and for the not-yet-started remodeling.
That leaves a shortfall of $1,862.88 to make my bathroom “whole” again.
Farmers explained that there is depreciation. My condo was built in 1986. I believe the bulk of the cost associated with restoring my bathroom is labor. Not the materials. Right? Since you can't depreciate labor costs, how can the insurance company justify paying out a significant amount less than what is needed to return my bathroom to the condition it was in before the water damage?
For example, one item on the list the contractor submitted to the insurance estimate was $290 to hook the toilet back up and reset it. I asked the contractor how much the cost would be for the material to do that. He said all it takes is some wax.
I asked him for a breakdown of material costs vs labor costs, and he said he can't come up with that because it's complicated, and the computer spits out the pricing already bundled together.
This is my first time buying a place to live. So, I am not as familiar with all of this, and if I am being denied something I am entitled to from the upstairs owner's insurance.
Here is a summary of what the General Contractor submitted to Farmers:
Recap by Category
O&P Items Total %
CABINETRY 710.40 15.60%
CLEANING 158.33 3.48%
GENERAL DEMOLITION 182.82 4.01%

INSULATION 49.76 1.09%
LIGHT FIXTURES 58.29 1.28%
MIRRORS & SHOWER DOORS 191.83 4.21%
PLUMBING 581.01 12.76%
PAINTING 564.27 12.39%
O&P Items Subtotal 3,736.78 82.05%

Overhead 379.57 8.33%
Profit 379.57 8.33%
Total 4,554.39 100.00%
Should Farmers have to pay the full amount to restore the bathroom to its original state? If not, how do I go about getting the remaining amount if I am not responsible for costs?
Embrace - Best wellness plans
My senior kitty is 16. She is/was prone to UTI's, had 3 in 8 months last year, and Embrace will no longer cover anything related to her bladder. She's very healthy otherwise.
The vet saw a bladder stone and she's been on Hill's Prescription food since June, with no incidents since then. I was reimbursed under the wellness portion and quickly used up the funds I had left after her checkup.
Does anyone know of a plan with a high amount of wellness coverage and less amount of insurance coverage?
Thanks in advance!
Key Insurance Company - Key Auto Insurance Rehabilitation
I am low income and know others in same position who use Key Insurance Company. I usually pay on the due date (no grace period) as my disability arrives a few days before due date. I went to pay online and you couldn't. A lengthy statement covered web page stating company in rehabilitation. No policies (they are month to month) would be renewed nor new policies issued.Statement dates 3/3/2025. I saw it evening of 3/8 as it is due by 3/10 I had two days to find new insurance at a price I could afford. I alerted two others I knew used Key, and they did the mad scramble to get new insurance. One didn't make it and that's a $250 fine from DMV. We were given no notice. I am sure many others didn't make it or are paying too much in their rush. Do you think we can sue for lack of notice?
Fetch - Fetch (formerly Petplan) Canada first claim
I originally signed up for Petplan Canada because we had it for my cat in the UK and they were pretty good.
Signed my cat up here in Canada when she was about 7 years old. A few years ago they got bought by Fetch who definitely seemed a bit dodgy based on the sudden price increase and trying to sell preventative care packages that are a total scam.
Made my first claim this summer (she's now ~12?) when my cat suddenly got very sick from a hairball. She had a lot of tests including X-ray blood test, and ultrasound at the emergency vet. My Fetch policy at the time was about $133/month ($1500/year) with 90% coverage, max deductible ($650). They reimbursed $2500 of the $3500 without any resistance for which I was pleasantly surprised. I just got the email for the policy renewal and it has gone up from $1500/year to $2500/year. Some of that would be from my cat being one year older.
AAA - AAA Agent said I needed to get auto insurance if I wanted home insurance?
I just got a good quote on home insurance but the car insurance is more than triple what I’m currently paying (I don’t think that’s what they want the triple to be known for).
Has anyone else experienced this with AAA? I triple checked with her that I heard her correctly. I work from home and rarely drive so I have a mileage based plan. This is not that. She said at least one vehicle needed some kind of coverage and it could just be liability.
ARAG Legal - Fire my attorney? Stick with him?
Location: Georgia
Two months ago, [I posted here](https://www.reddit.com/r/legaladvice/comments/1ikves7/frustrated_with_attorneys_lack_of_communication/) about my legal case, and I’m finally seeing some traction. However, as my attorney is preparing to file the statement of claim, I’m getting minimal explanation about his legal reasoning, and I’m concerned he may be rushing my case.
Here’s where things stand:
* My attorney initially filed for Magistrate Court, but after withdrawing that case in December (just days before the court date), he mentioned we should pursue Superior Court instead.
* This past week, he drafted a second statement of claim. When I pressed him with questions about how the law applies to my case, his responses have been minimal, often just one or two sentences.
* I believe my case, while complicated, does have grounds for pursuing punitive damages. However, the statement he drafted only outlines compensatory damages.
* In my last email, I asked him to explain why punitive damages would not apply to my case. His response was simply, "I don't think it applies," with no further explanation. Additionally, he mentioned that Magistrate Court in Georgia is capped at $15,000, but earlier he had said he was planning to file in Superior Court.
I’m assuming he plans to file next week. I’m planning to call ARAG Legal (through which I hired him) and consult with other attorneys for a second opinion. I’m feeling extremely frustrated and unsure **whether I should cut my losses or trust that his legal reasoning is sound** and proceed to move on with the case.
**I would appreciate feedback on the strength of my claims, potential damages, and whether filing in Magistrate or Superior Court would be more appropriate for my case.**
>**Case Information:**
This case involves a breach of contract with elements of constructive eviction.
>I was a tenant at an apartment complex from 2017 until December 2023. In March 2023, a new property management company took over the complex. In June 2023, I signed a new one-year lease under the new management.
>Over the next eight months, I was improperly charged approximately $5,700 in various fees, including:
>Late fees
>Charges inconsistent with the lease terms
>Early termination fees
>I made several attempts to resolve the billing issues through documented communication (five emails), but the management did not correct the charges.
>Due to ongoing safety concerns and unresolved billing issues, I chose to terminate my lease early in December 2023, sending certified letters to both the property and regional office. Unfortunately, the incorrect fees were eventually sent to collections, which negatively impacted my credit.
>Safety Concerns / Constructive Eviction:
Starting in June 2023, I reported multiple instances of loitering around my apartment, including one individual repeatedly sitting on my apartment steps and leaving trash. Despite repeated requests for increased security measures, no action was taken.
>On October 31, 2023, a guest staying with me had their car stolen (police report filed). Residents living directly below me were implicated in the theft, and afterward, I experienced retaliatory behavior that made staying in the apartment unsafe.

insurance company - Insurance claims on new home?
I’d like to know what insurance claims have been requested on a home I’m closing on. It just seems smart to understand what has occurred with this very large purchase I’m making.
I asked my insurance company for this and they said they aren’t able to see that, which I know has to be a lie? Isn’t that the primary thing they look at when underwriting?
Is there any way I can get this information?
Allstate - Ditch Allstate for amica in GA?Questions….other companies?
No claims in 12 years with Allstate. Hear their home claims are a nightmare. Hear good things about Amica.
Carry homeowners, 2 autos, and an umbrella.
Would cut my auto insurance half but double my homeowners leading to a wash prior to the amica dividend payment.
Couple questions:
What do you use to calculate your replacement cost for a house?
Do you make any changes to that calculation if the policy has an overage waiver? My Allstate is 20% and the quoted amica is 30%.
Any reason to carry additional structures if I don’t have a fence or our buildings?
Any others to look into for insurance? With amicas rates in auto, it could make sense to break out my homeowners if we don’t choose to bundle.
Healthy Paws - Help me decide
This is for a puppy that will be enrolled at 8 weeks old.
All unlimited options:
Pets Best
- doesn’t cover alternative therapies such as shockwave, PRP, stem cells, PEMF
- $50.87 month
- 90% with $500 deductible
Healthy Paws - my current insurance provider
- no longer offers 90% coverage
- policy states it doesn’t cover diseases preventable via vaccine which is concerning since vaccines don’t always cover all strains
- $47.71 month
- 80% with $250 deductible
Pumpkin
- sample policy says “we may decide not to renew your policy at the end of any policy period” which is concerning if you start having a lot of claims
- $74.99 month
- 90% with $500 deductible
Figo
- $51.99 month
- no exams covered (or $62 with exams covered)
- 90% with $500 deductible
Any thoughts? I’m happy with Healthy Paws but the 80% is disappointing so considering other options
Progressive - Why did insurance place %100 fault on me initially then change to %0
Long story short, I was driving home from work in my work truck F150. I had merged lanes to the left after my lane had ended. I was completely in the new lane. Fully stopped when I was rear-ended by a car.
Called the cops everyone was OK etc.. Both vehicles had a couple thousand dollars in damage. Luckily there was a witness who stopped and told the police that it looked like it was the other driver who rear-ended me.
Call my Insurance tell them the story they tell me I’m at 0% fault. And then about an hour later, they call me back, saying the other driver with no insurance and no license called and filed a claim on my commercial insurance. To my insurance said I was 100% at fault.
I proceeded to argue with the progressive insurance claims adjuster. He said that I was 100% at fault for changing lanes.
Fast forward when I get the police report. Police report clearly states she is at fault. She rear-ended me she received multiple citations, including improper lane change no license no insurance.
I sent the PDF of the police report to progressive and within minutes he called me saying I am at 0% fault.
My question is, why did I have to go through all of this thinking I was at fault and worry about rates going up?
already installed front back dashcam :)
