Berkshire Hathaway - Home Insurance is Leaving My State
Bought my home back in 2018. My mortgage company chose Berkshire Hathaway and they paid them through my mortgage payments so I didn't pay BH direct. I got notice last week that my policy will be cancelled end of September. Do I need to shop insurance myself or is that up to my mortgage company since they have vested interest in my home? Can I tell my mortgage company what company and policy that I want?
GEICO - how do I bundle home + auto + umbrella and not overpay

insurance company - Insurance claims on new home?
I’d like to know what insurance claims have been requested on a home I’m closing on. It just seems smart to understand what has occurred with this very large purchase I’m making.
I asked my insurance company for this and they said they aren’t able to see that, which I know has to be a lie? Isn’t that the primary thing they look at when underwriting?
Is there any way I can get this information?
Travelers - MN Home Insurance Jumped from ~$1,680 to ~$3,300 – What’s Going On?
We bought our home just outside the Twin Cities area in mid last year, and at the time our Travelers homeowners insurance premium was around **$1,680/year**.
This year, our renewal came in at **over $3,300**. After some back and forth, I changed the deductible to match last year’s, but the total was still around **$2,800**.
I contacted a few other insurance companies, and their quotes were all in the same \~$3k range. I was told that **all homeowners insurance carriers in MN increased rates significantly this past year**.
Has anyone else experienced this?
* Do you know *why* rates jumped so much in Minnesota?
* Are there any strategies to cut this cost beyond just raising the deductible?
Any insight would be appreciated.
As a note, there were several homes in our area that had their roofs replaced about 2-3 years ago, because of hail damage or something like that, I would have imagined that it would have caused the price hike last year, not this.
previous insurance company - Roof advice… do I start an insurance claim or no?
My roof is 13 years old (original to the house), and recently had some wind damage after a storm. I started a claim in 2019 with my previous insurance company (after a hail storm) and was denied a replacement because apparently someone has been on the roof with a hammer or something attempting to mimic hail damage, so it was determined to be vandalism. The new damage is due to wind, but the vandalism is still present. I’m told that at least the back slope (if not the whole thing) needs replaced. Should I file a claim or just pay for the replacement out of pocket?
Amica - Home Insurance Renewal Time. Need A Great Rate.
We've had several years with Amica, they've been great. However the new rate even with a 1.5k deductible is a lot.
If you've got a good non-first tier insurer that we can trust, I'd like a recommendation.
Lemonade - Lemonade Home Insurance is dropping me in a month. Should I still try to file a hail damage claim for my roof?
So Lemonade had me take some house photographs and asked some questions as we’re approaching the first renewal of our home insurance. Separately, we had some hail storms and our roof got beat up. I had a roofer take a look and he said the roof is a bit old (the pictures he took supported that) and it has impact damage. Well as I’m researching my options, Lemonade says they are dropping us because we have a tree that is close to the house, it’s a small one, and our sewer line is cast iron under the house. Since the hail damage occurred under the Lemonade insurance, is it worth trying to file a claim before they drop me? Will it make it harder for me to find insurance? I imagine a damaged roof is harder to insure than a new one but I’m not sure
Progressive - Progressive cancellation notice
Last night I received a cancellation notice from progressive for “debris and hazards needing removal” and they said I needed a complete roof replacement. My roof is 13 years old but is in really good condition. No branches or leaves on it. No missing shingles. No hail damage or peeling. They didn’t even give me a chance to rectify the situation before sending me a refund check. The inspection report is bogus. The guy took the pics from the ground. I’m shopping around now but scared to get another denial by another inspector. I have high credit and pay everything on time. I have only ever had one claim and it was in 2024 and the adjuster said there was minor wind damage and we just needed to replace a few shingles which we did.
Insurance Company - Should I sell my house for a loss or tough it out?
As the title says I'm in a little bit of a rough spot, and am looking for some outside advice. I moved across country for a better paying job and saved up for a house. After putting over 50k down on a house priced at 240 with about an acre of land. I thought I did okay, I knew the house was a little older and would need some updating but I thought I was saving money in the long run and that it would be a good investment considering the area.
Went through a realtor, had the house inspected, did all the normal things. But immediately things went wrong. Within two weeks of owning the house, the detached garage had a major leak and I had to get the roof replaced. The inspector refunded us our money but said that he wasn't liable beyond that. Several lawyers told me there wasn't a good chance I'd get anything and it would just be cheaper to eat the cost of the roof. So I did.
Had to replace almost every appliance and toilet in the home because they all started to fall apart within the first six months. Again just figured it was my bad luck and there wasn't anything I could do.
Fast forward to a month ago and just before the year anniversary of buying the home, the entire finished basement flooded. Insurance said since it was ground water that it wasn't covered. Turns out there were some big foundation issues that I have now spent over 20 grand to fix. Again insurance said that foundational issues are considered " normal wear and tear" and so not covered.
After starting the repair process on that I've discovered a whole slew of other issues with the home that was hidden behind finished walls. And with my never ending good luck, I had a gas leak in my furnace that I found the other morning. I have turned the gas off to the furnace until I can get someone to repair it.
The problem is I am already well over 100k cash into this house and I've only had it a year. Idk how much longer I can keep this up considering I'm basically bled dry and I haven't even fixed anything beyond the foundation yet. The wife wants to sell the house after we fix it all up and just get out, but I'm worried that we won't recoup anywhere close to what we have in and will be stuck back in apartments again.
I'm not sure what to do or how to move past this place. Has anyone been in similar situations? Is there light at the end of this tunnel or should I bail and just accept the loss of all that money?

RoofInsurance - Roof
Insurance company sent an inspector. Contractor said roof is in amazing condition but there's always a but, since the roof is over wooden shakers it has to be replaced!!!! My agent is a total pain, she just says get it done, sure no problem because I have dam neat $16,000 to do this.🥺
